Finding a house to rent can be exciting, especially when you are moving for work, school or a fresh start. But rushing to pay a deposit because a property looks attractive can lead to avoidable problems.
Before handing over money, take time to inspect the property, confirm who is offering it for rent and understand the terms of the agreement.
1. Confirm who has authority to rent out the property
Ask to deal with the property owner or a representative who can demonstrate that they are authorised to offer it for rent.
Be cautious if someone refuses to provide reasonable verification or pressures you to pay before you have viewed the property.
Where ownership or authority is unclear, seek further confirmation before committing.
2. Inspect the house properly
Check doors, windows, locks, taps, toilets, electrical fittings and visible signs of water damage. Confirm whether water and electricity are available and ask about any known problems.
If possible, inspect the property during the day so you can assess its condition clearly.
Take photographs of existing damage before moving in and share them with the landlord or agent to reduce the risk of later disputes.

3. Understand the rental agreement
Make sure the agreement explains the rent, payment schedule, deposit, duration of the tenancy, notice requirements, responsibility for repairs and any additional charges.
Ask what conditions apply to the return of your deposit and whether any deductions may be made.
Do not rely entirely on verbal promises. Keep a signed copy of the agreement and receipts for payments.
4. Check the surrounding area
Consider your commute, transport options, access to shops, water supply, drainage, security arrangements and other facilities that matter to your household.
A property that appears affordable may become expensive if transport costs are high or essential services are unreliable.
5. Avoid pressure to pay immediately
A demand for an immediate deposit before you have verified the property and the person offering it should raise concerns.
Use a payment method that provides a record and ensure the recipient and purpose of the payment are clear.
If the agreement contains unfamiliar or potentially unfair terms, seek appropriate legal advice before signing.
Renting a home is a significant financial commitment. A careful inspection and clear written agreement can help prevent misunderstandings after you move in.
When choosing a rental house, what matters most to you—rent, security, reliable water, location or distance from work?
